Cedar Springs HOA Board Meeting Minutes

January 3, 2024 @ 4pm

Windermere Real Estate Office

Call to Order at 4:02 pm

• ○  Members: Art Shotwell, Cele Westlake, Kippy Strandberg, Bruce Janicula, Joan Mickleson (via Zoom)

• ○  Absent: Simone Caracciolo, Suzanne Metcalfe

• ○  Others Attending: Donna Cunningham, Windermere

●  Approval of Minutes of November 30, 2023

• ○  Discussion of minutes.

• ○  Minutes approved 4-0 on motion by Bruce Janicula, seconded by Kippy Strandberg.

●  President’s Report - Art Shotwell

                ○ Board discussed recent moss treatment on roofs, including differences in treatment by two of our vendors. Discussion only. Not an action item.

● Staff report - Donna Cunningham
                ○ Board discussed upcoming Owners Meeting on January 27. Board had set 9am as the meeting time, but on Donna’s suggestion, the Board moved the time to 10am. Donna is working on packaging materials for the Owners meeting and expects to send out by Jan 10. Simone has volunteered to provide (homemade?) snacks. We’ll also have coffee.

● Treasurer’s Report - Cele Westlake
                ○ Cele provided a bit more background information for the Board on the budget approved by the Board for presentation and approval at the Jan. 27 Owners meeting.

●  New Business

• ○  Gutter & Roof cleaning: as noted earlier – not an action item.

• ○  Board presented a gift to outgoing Board member Bruce Janicula.

• ○  Kippy asked that we insert a note here asking for Owners to volunteer for the 2024 Board. The Board will, in particular, need someone to take over Bruce’s role as landscape coordinator, who could be a volunteer either on or not on the Board.

●  Next Meeting Schedule

         ○ Owners Meeting: Sat., Jan. 27, 2024 @ 10 am (changed from 9am)
